Vahest tuleb elu põnevamaks teha, nii ka investeerimisvaldkonnas. Arutasin meie investeerimise skype grupis pahaaimamatult ja võib-olla ka veidi optimistlikus toonis Viljandi kinnisvarasse investeerimise teemadel, kuna Cleveron seal väga kiirelt areneb ja tehnoloogiaettevõtete kiire kasv mõjub ka kinnisvarahindadele. Arutelu eskaleerus väga kiirelt ja kuidagi läkski nii, et enne kui arugi sain, oli meil €6k bet, et Viljandi korteritehingute m2 hind kasvab vähemalt 16% see aasta vs 2017. aasta keskmine hind. Bet on olemas!

Kuidas siis täpsemalt asi juhtus?

Sõber 3 avas köögis õlle: Call

Sellise väikse 1-2k beti oleks teinud nii, et silm ka ei pilgu. Aga siis üritati mind minu bluffist välja bluffida. Sõber nr 1 tahtis 5-10k bettida, nagu mees! Pokkeris nimetatakse sellist asja: check-raise. Võtsime aja maha ja tegime veits kodutööd ka ja lõimegi käed €6k peal, sõber nr 1 sai €5k eest actionit, 2. ja 3. said €500 eest.”

 

Nüüd ongi meil bet olemas, et Viljandis peab see vs eelmine aasta korterite hind vähemalt 16% tõusma. Eelmine aasta oli Viljandi keskmine m2 tehinguhind €643,7 maa-ameti andmetel ja praegu on kv.ee’s pakkuda ainult 6 Viljandi korterit, kus kuu üür on €300 või kõrgem. Kui valge inimese palgad kohtuvad väikelinna kv hindadega, siis midagi võib juhtuda! Cleveroni keskmine palk on juba üle €2k ja nad palkavad päris suurelt juurde, aasta lõpus saab saab uus suurem tehas neil valmis ja otsivad juba järgmisele veel suuremale tehasele maad. Rohkem lugemist Cleveroni kohta. Kes veidikene USA aktsiaturgu ja startuppe jälgib on kindlasti märganud, mis mõju tehnoloogiaettevõtted kinnisvarale avaldavad, Silicon Valleys ei saa $1 miljoniga väga midagi. Ega Viljandi pole muidugi Silicon Valley, aga €643/m2 pole ka väga kinnisvara hind. Võib tõusta küll!

Tahtsingi panustada kuidagi Viljandi kinnisvarale, aga päris €40-60k mitte ja korterit korda flipata ma ka ei oska. Teises linnas üüribisnessi ajamine on ka päris tänamatu tegevus. Nüüd ei peagi maaklertasu maksma ja saan linna kasvupotentsiaalist osa (kui piisavalt kiirelt kasvab). See aasta seal ka 1-2 uusarendust valmimas €1400-1500/m2 hinnaga ehk olemasolevad nii palju päris tõusma ei peagi.
